UMass Lowell Off-Campus Housing Guide
Written by DeRosa Properties — a family-run Lowell landlord managing 280+ apartments across the neighborhoods surrounding UMass Lowell. This is the practical version: where to live, how far things actually are, when to sign, and the local rules nobody tells you about until you get a parking ticket.
How the campuses are laid out
UMass Lowell is split across three campuses along the Merrimack River, and where you live determines which commute you'll have:
North Campus
Engineering and sciences, on the Pawtucketville side of the river near University Ave. Closest neighborhoods: Pawtucketville and the upper Merrimack St corridor.
South Campus
Arts, education, and health programs, along Pawtucket St and Wilder St. Closest neighborhoods: The Acre and the Highlands.
East Campus
University Crossing (student center), Tsongas Center, and LeLacheur Park, near downtown. Central to everything — most shuttle routes converge here.
The sweet spot for most students is the Merrimack Street / Pawtucket Street corridor between North and South Campus — much of the DeRosa portfolio sits exactly there, typically a 10–20 minute walk (or a short shuttle hop) from University Crossing.
Lowell neighborhoods, decoded
Pawtucketville — borders North Campus; the closest you can live to engineering and science buildings. Mix of multi-family homes and apartments, with Cushing Field and the VFW Highway river paths nearby.
The Acre — the historic neighborhood between North and South Campus. Living here puts both campuses within walking distance; the Merrimack St corridor runs through it.
Centralville — just across the Merrimack River from downtown; more space for the money, still an easy trip to East Campus and the commuter rail.
Downtown / Canal District — lofts and apartments near restaurants, the Tsongas Center, and the Gallagher Terminal (MBTA Commuter Rail to Boston in ~45 minutes).
Getting around without a car
UMass Lowell runs free student shuttles linking North, South, and East Campus during the semester — most apartments in the corridor are within a short walk of a stop (check uml.edu for current routes and hours). The city is also served by LRTA buses, and the MBTA Commuter Rail from Gallagher Terminal reaches Boston North Station in about 45 minutes — handy for internships.
When to sign: the school-year timeline
Lowell student housing moves on an academic clock. For a September move-in, the search realistically starts in February–April; the best-located units are usually gone by early summer. Standard leases run 12 months. Bring: photo ID, proof of enrollment or income, and contact info for a guarantor if you'll need one — having paperwork ready is often the difference between getting the unit and losing it.
Parking: the city-sticker rule that surprises everyone
Many streets near campus are resident-permit-only. If your building uses street parking, you'll need a City of Lowell parking sticker — issued by the city, not your landlord:
- Apply in person: 75 John St, Lowell · (978) 674-4014
- $30/year ($15 for 65+) — renters bring a signed copy of the lease
- Requires a Massachusetts registration showing the vehicle at your address
- No outstanding Lowell parking tickets or excise taxes
- Visitor passes: pack of 10 for $10
Out-of-state plates? The city generally requires MA registration for a sticker — students may qualify using the address on their lease. Confirm your exact situation with the Lowell Parking Department or the Mass RMV. Some DeRosa buildings include private lot parking with a DeRosa-issued pass instead — check the listing.
Utilities and internet
Unless your lease says utilities are included: gas and electric go in your name with National Grid from your move-in date (electric customer service 1-800-322-3223). Internet at most Lowell addresses is Xfinity (Comcast) — student plans are usually available. Heat source varies by building (gas/electric), so ask before signing; it changes winter costs meaningfully.
